Asbestos Abatement Many older homes and commercial buildings contain asbestos, which was used in a variety of building materials until the early 1980's. Asbestos is a natural occuring rock fiber that was used in over 3,000 building materials and consumer products. Due to it’s strength and insulation qualities, it was commonly referred to as ”The Miracle Fiber”. Some Common Asbestos Containing Materials (ACM) are: Acoustic (Popcorn) Spray, Floor Tile, Mastics, Sheet Vinyl Flooring, Drywall materials, Plaster, Stucco, Roofing, Pipe and Tank Insulation. Asbestos is generally thought of in two forms; Friable (Where the material can be reduced to dust) or Non-Friable (Where the material is solid) Most asbestos issues come about as a result of damage to the material by accident such as Fire or Flood, or during a remodel of the building. Either way, State and Federal law requires that building owners or their contractor must have the suspect building materials tested for Asbestos prior to disrupting the material. Asbestos was sometimes flocked above false ceilings, inside technical ducts, and in many other small spaces where firefighters would have difficulty gaining access. Structural components like asbestos panels were also used. In residences, asbestos was often a component of a type of flocked acoustic ceiling called popcorn ceiling or cottage cheese ceiling, until its production was banned in the U.S. in 1978. The only way to be sure is to remove a sample and have it tested by a competent laboratory. Lead Paint Removal Used extensively for interior and exterior residential surfaces, toys and furniture from the 1940s to the late 1970s, lead-based paint was banned in 1978 by the Consumer Product Safety Commission. Some Countries today still ship products containing lead paint to the U.S. Remodeling dust can be poisonous. An invisible hazard and threat for children and others. About 38 million homes or 40% of the nation’s housing contain lead-paint. The new rules apply to all renovations, including paint removal, demolition, window replacement, and heating ductwork repairs. Be sure that any contractor is certified to perform renovations which include lead-based paint. Homes containing deteriorating lead-based paint are a health threat, especially to children under five. When lead-based paint on surfaces is sanded or scraped, it breaks into tiny, sometimes invisible pieces that children can swallow or inhale. More commonly, individuals can ingest dust and soil contaminated with lead from paint that flakes or chalks as it ages. Lead dust can settle on floors, walls and furniture. While lead based paint usage was banned in residential structures in 1978, as many as twenty percent of residential structures built between 1959 and 1974 will still contain some layers of lead paint. Since the use of lead paint in commercial structures has never been banned, the likelihood of finding lead paint hazards in commercial properties increases substantially. The dangers of lead-based paint contamination become prevalent as it ages. As lead-based paint becomes older, it begins to chip, crack and flake. Through wear, many of these chips and flakes become powdered into dust. This dust settles and is then picked up on the hands and transferred to the mouth when eating, or becomes airborne and is inhaled directly into the lungs, either way causing lead poisoning. Deteriorated lead based paint should be abated or encapsulated to eliminate potential hazard to the occupant of the building or structure. Our certified lead abatement personnel treat (encapsulate) or remove (abate) lead-based paint and lead-based paint hazards in order to make property lead safe. With the safety of the occupants of the structure being paramount, workers and supervisors restrict occupant access to the work area until the work is complete and clearance is achieved.
